Open Houses
- Arrive early and ensure your car can drive out easily.
- Unlock all doors and gates; never allow yourself to be locked in.
- Position yourself to see who is arriving; watch for odd behavior.
- Stay on the main floor; avoid basements and upper levels.
- Keep keys, laptops, and valuables secured.
- If too many people arrive, lock the door and manage entry.
- Be aware of how many people are inside at all times.
Showings
- Ensure your car can exit easily; assess surroundings for 20 seconds.
- Take another 20 seconds after exiting to scan the area.
- When using lockboxes, never turn your back.
- Let the prospect enter first; do not lead them.
- Follow at a 2-meter distance; let them explore.
- Do not enter bedrooms or bathrooms with clients; stand outside.
Listings & Presentations (Office or Client's Home)
- Sit closest to the door; use tables as potential shields.
- In your office, seat the client farthest from the door; maintain control of the exit.
- In parking lots:
- Walk in the middle of the drive lane, not near vehicles.
- Keep your head up, phone away, and scan 3·4 meters ahead.
- Walk faster than normal.
- If you see two people, turn back and acknowledge them.
- If approached, note their position and move quickly to your vehicle.
